Terms of Service

These Terms of Service ("Terms") govern your access to and use of the Parceled API, MCP server, and related services at https://parceled.ai (the "Service"), operated by Parceled ("we," "us"). By creating an account or otherwise using the Service, you agree to be bound by these Terms. If you are agreeing on behalf of an organization, you represent that you have authority to bind that organization.

1. The Service

Parceled provides programmatic access to US property data — parcel boundaries, addresses, owner records (from public county sources), roof permits (from jurisdictional permit offices), and hail swath data (from the U.S. NWS Storm Prediction Center). Access is offered over GraphQL, REST, and the Model Context Protocol (MCP), along with vector tiles for map rendering.

2. Accounts and eligibility

You must be at least 18 years old, or the age of majority in your jurisdiction, to create an account. You are responsible for the accuracy of any information you provide, for safeguarding your API keys, and for all activity under your account.

Anonymous accounts may be created via POST /api/v1/accounts without an email address. Anonymous accounts are limited to the free tier. To upgrade to paid usage, an email must be attached at payment time (collected automatically during checkout).

3. Fees and billing

  • Free tier: 100 MCP/API calls per calendar month, plus 5,000 vector tile requests per month. Refreshed the 1st of each month. No payment method required.
  • Credit packs: prepaid, purchased via Stripe. Credits do not expire while your account is active. Credits are consumed only for fields that return non-empty data (field-level billing).
  • Pay-As-You-Go (PAYG): $0.01 per credit, billed monthly via Stripe. Optional monthly budget caps are enforced server-side.
  • Tile billing: 1 credit per 1,000 tile requests beyond the free allowance.
  • Taxes: Fees are exclusive of any applicable taxes; you are responsible for all taxes associated with your use of the Service, other than taxes based on our net income.
  • Refunds: Unused credit balances are refundable within 30 days of purchase by emailing hello@parceled.ai. Consumed credits and monthly PAYG charges are non-refundable except as required by law.

4. Acceptable use

You agree not to:

  • Use the Service or its data for any unlawful purpose or in violation of any applicable federal, state, or local law, including jurisdiction-specific restrictions on commercial use of assessor or recorder records.
  • Use property-owner information returned by the Service to stalk, harass, defraud, or send unsolicited communications in violation of applicable law.
  • Bulk-scrape the Service for the purpose of redistributing the data as a competing data product without a separate written agreement.
  • Attempt to reverse-engineer, decompile, or circumvent rate limits, budget caps, or authentication controls.
  • Share, sell, or transfer API keys to any party not authorized by your organization.
  • Submit requests that overwhelm the Service, exploit vulnerabilities, or attempt to gain unauthorized access to other accounts.

We may suspend or terminate your access for violations of these restrictions, with or without prior notice. For egregious violations we may retain usage logs for law enforcement cooperation.

5. Data use and compliance

Property-owner data returned by the Service originates from public records. You are solely responsible for complying with all applicable laws governing the use of that data in your jurisdiction and the jurisdictions of the properties you query, including any county- or state-level restrictions on use of recorder or assessor data.

Nothing in these Terms constitutes legal advice. If you are unsure whether your intended use complies with applicable law, consult qualified counsel before using the Service.

6. Intellectual property

Parceled and its licensors retain all right, title, and interest in and to the Service, including the API, MCP server, documentation, software, and user interfaces. These Terms do not grant you any rights in our marks or branding.

Property records, permit records, and hail data returned by the Service originate from public sources. Parceled asserts no ownership over the underlying public data. You may use the data you retrieve, subject to Section 4 (Acceptable use) and Section 5 (Data use and compliance).

7. Service availability

We strive for high availability but do not offer a formal uptime SLA at this time. We may perform maintenance, update data snapshots, or change the Service (including rate limits, pricing, and field-level costs) from time to time. Material changes to pricing will be announced at least 30 days in advance to active paid customers.

8. Disclaimers

THE SERVICE AND ALL DATA RETURNED BY IT ARE PROVIDED "AS IS" AND "AS AVAILABLE," WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING WITHOUT LIMITATION WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, NON-INFRINGEMENT, OR ACCURACY. PROPERTY RECORDS ARE SOURCED FROM PUBLIC DATA AND MAY BE INCOMPLETE, STALE, OR ERRONEOUS. PARCELED DOES NOT WARRANT THAT THE SERVICE WILL BE UNINTERRUPTED OR ERROR-FREE.

9. Limitation of liability

TO THE MAXIMUM EXTENT PERMITTED BY LAW, PARCELED'S AGGREGATE LIABILITY TO YOU FOR ALL CLAIMS ARISING OUT OF OR RELATED TO THESE TERMS OR THE SERVICE IS LIMITED TO THE GREATER OF (A) THE AMOUNT YOU PAID PARCELED IN THE 12 MONTHS IMMEDIATELY PRECEDING THE EVENT GIVING RISE TO THE CLAIM, OR (B) $100. PARCELED WILL NOT BE LIABLE FOR INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR FOR LOST PROFITS OR LOST DATA, EVEN IF ADVISED OF THE POSSIBILITY OF SUCH DAMAGES.

10. Indemnification

You agree to defend, indemnify, and hold harmless Parceled and its affiliates, officers, and employees from any claim, loss, liability, or expense (including reasonable attorneys' fees) arising from your violation of these Terms, your use of the Service in violation of law, or your use of property-owner data in violation of Section 5.

11. Termination

You may terminate your account at any time by emailing hello@parceled.ai. We may suspend or terminate your access for violation of these Terms or prolonged inactivity. On termination, Sections 5, 6, 8, 9, 10, and 13 survive.

12. Changes to these Terms

We may update these Terms from time to time. We will update the "Last updated" date above and, for material changes, notify active account holders by email at least 30 days in advance. Continued use of the Service after an update constitutes acceptance of the revised Terms.

13. Governing law and disputes

These Terms are governed by the laws of the State of Colorado, United States, without regard to its conflict of law principles. Any dispute arising out of or related to these Terms will be resolved in the state or federal courts located in Denver County, Colorado, and the parties consent to the exclusive jurisdiction of those courts.
